Architectural Details

Trim: Homes will be trimmed with appropriate architectural features in accordance with the home's architectural style.  All throughout the village you will see locally hand crafted window boxes, shutters, trim, benches, bird houses and planters all made from Indiana barn wood.  Many of the folks moving to the village are wood workers and craftsmen, willing and ready to work together on these projects to make our village unique and charming.

Colors: The use of warm and bright colors commonly found in older neighborhoods will be encouraged; the use of tan, beige, and gray will be limited in order to create a cheerfully colored community. Vinyl Siding will not be used because of the potential for wind and sun damage (fading), and for the lack of color variety.

Pedestrian Design: The focus of the design will be oriented toward pedestrians.  Vehicle access will be available to every building, but priority will be given first to the pedestrian.  Obtrusive roadways, parking areas and garage doors will not dominate the views of Simpler Times Village.  Garages will often be detached and set back.  Some will be side loading, set back, or rear loading when possible. Alleys may be used, and garages may face alleyways. Homes in the village center will be close together and will have smaller front yards as in older neighborhoods.

Outbuildings: Outbuildings that match the house will be allowed in many areas.

Lot prices will range from the high 20's to the mid 80's.

Simpler Times Village
Neighborhood Design

We are currently updating our plans for the neighborhood design, here are descriptions of the places we are working to create. Below you can find plans for many of the homes.

Symphony Park

Symphony Park is almost like a village of it's own, there will be family homes on roomy lots, cottages on tiny lots, and town houses surrounding small parks.  There will be a  few wooded estates and some small homesteads.  The community design also includes a few condos and a retirement center.  We  are planning to reserve a spot in Symphony Park for a Chapel, a one room school house, a playground, and perhaps even a village cemetery.  The village community gardens, the creek walk  and baseball field will be on the outskirts of Symphony Park.

The buildings will be reminiscent of Old World Austria.  Neighbors may advertize their home occupations with pretty signs.  Larger lots may include detached workshops, a barn or guest cottages.


The Village Green


A  large park called "The Village Green" will be at the heart of the village. This park will be surrounded with clusters of shops, and professional offices,  with a few shops in each building and apartments upstairs.  Cottage shops will over look the ponds. Parking will be located behind the shops and in “park and walk” locations. 

The Discovery Center is planned to be built at the completion of the neighborhoods this is going to be an interactive museum for families will draw guests from near and far.  Play grounds, gardens, a picnic area, a gazebo, and a petting farm will be near the village green. Walking paths will connect all neighborhoods to the Village Center.

Village Shops

This community's design has been inspired by the beautiful and timeless villages in Austria.  To capture the vision view our Photo Tour on the website.  This area will have many shops.  If you would like to open a shop you can build in the center or rent a little store front.  You will find office space and residences above the shops.  What a wonderful place to live, work, and relax!   The village center parking areas and open space will be owned and maintained by the village association. We are planning for three story buildings to be an option.

Lamb's Field Lane

Lamb's Field Lane will bring you into the village, past cottage shops, family homes, beyond grand estates, and eventually you will come to peaceful fields where lambs play and horses graze. From store fronts, to professional offices, cafes to garden shops, this lane will be a sweet place in Simpler Times Village.

Trails Past Neighborhood Village

Have you dreamed of building your own log cabin?  Do you have a unique conservational design for your home in mind?  Would you like to use solar power or other interesting technologies for you home?  Do you mind living in a very eclectic neighborhood?  There will be no other place on planet Earth like this one!

The Cottages on Harpsong Court

The perfect spot Grandma's cottage or a romantic location for your vacation hide- away.  A sweet little home for singles or couples.  Just dream.  Some of these cottages will have small yards others can be maintained by the village association, but there will be spots for cottage gardens if you like! These cottages will surround park like commons and have rear alleys for cars.  And, just like every other area in Simpler Times, Grandma could take her hobby open a small business from home, perhaps selling homemade quilts during the busy festivals.

Camping Cabins and Nature Retreat

Follow a trail to your little cabin in the big woods. A village pack goat will help you carry your supplies.  These rustic cabins are the perfect getaway, yet you will be within walking distance of everything!  Build one or rent one, the choice will be yours.  They will be tiny cabins with perhaps a bunk room, loft, a gathering room and a small restroom inside each one.  But really, what more could we need? So park and walk to your small cabin in the forest. 

Sunday Drive

Sunday Drive is a long winding lane that wraps around our 12 acre Central Park in Storyteller Woods, some of the homes in this area will have woods in the backyard, some homes will have rear alleys for cars and the porches will face parks, there will also be small homesteads near the community pasture in the Sunday Drive area.  The homes on Sunday Drive will be reminiscent of America in the early 1900's.

Homestead s and Village Agriculture

There will be a few small homesteads in Simpler Times Village, but much of the community's agriculture will found in the village pastures, orchards, petting farm and community gardens.  We only have a few 1 to 2 acre homesteads, and they are in high demand, so most of us will need to consider living on a town sized lot, where we can enjoy a backyard garden with a small hen house.  We will all share views of village orchards and pastures.  And all of the village children can enjoy the petting farm without the responsibility and expense of care for the animals each day.

A Cottage Industry Home

Simpler Times Village will be a destination for vacationing families looking for a fun and wholesome getaway, it will also be a nice place for people in Central Indiana to come for shopping, dining and family entertainment as well as recreation.  Visitors can come for an hour, for a day or for a weekend.  We'll have festivals and offer field trip opportunities to school children, church groups and others. Because Simpler Times will be a great place to visit, and there is no where else in the USA like Simpler Times, we will have many opportunities to offer unique products and services to visitors, so maybe a home like Gingersnaps, with room for a first floor small store would be nice for a family business.
